Design & Material Selection

We shape your ideas into a clear plan and guide you through floor plans, elevations, and material choices that fit your vision.

  • We make this as easy on you as possible! We start with developing a vision board for the house. The starting point for any successful project is to clearly define the vision, the goals, the style before we start making any selections. This will also help our design team guide you in the right direction.

  • Architectural Drawings. We will work directly with you and one of our third-party architects to put together drawings for your home based on the vision board we have created. We will make sure to get everything perfect before moving forward.

  • Initial Estimate and Construction Agreement. Once we have architectural drawings finalized, we will be able to put an estimate together for your home. This pricing will be based on our standard features with modifications as needed based off the vision board we have created. Our goal is to avoid surprises and large increases as much as possible.

  • Design Selections Meetings. Once we have drawings and a construction agreement, we begin the design selections process. We seek to complete the design selections in 4-8 meetings. You’ll know exactly which items we’ll be making selections for ahead of time at each meeting and be able to do research and be as prepared as desired. We have a design studio where we will bring most of the samples to review together in one place. For some items (appliances, for example), we will go to our supplier’s showroom to look at the different options.

  • Finalize Selections and Budget. If you are getting a construction loan now is when the closing process would start. While we wait for closing we will typically submit for permit and start to build to the construction schedule.

Welcome to Your New Home!

We conduct a final walk-through, address any finishing touches, and make sure you feel confident with your new home.

  • As the project is coming to a close, our team will be performing our own quality control inspections in doing our best to get your house perfect!

  • We will also walk the home with you and have you call out any imperfections you notice that you would like to have addressed.

  • Prior to moving in, all of the items that are identified will be addressed. There are sometimes items that have delays on materials. We will do everything in our power to complete them as quickly as possible.

  • Warranty. We are happy to help facilitate warranty issues with our contractors and suppliers as they come up. We will help make sure everything in your home is functioning correctly!

  • 1 year walk-through. After you have been living in your home for a year, we will come out and do a walk-through and again make a list of any imperfections and get them taken care of.

Every home we build is fully custom, which means pricing can vary based on architectural design, structural needs, and the finishes you choose.

Most of our homes typically fall within $300–$600 per square foot, depending on the level of customization.

During your consultation, we’ll walk through recent comparable projects to help you understand what influences cost and what to expect for your vision. Our goal is to provide clarity without limiting your options—so you can design confidently.
